What can a Party Wall Award contain?

An award can regulate the statutory works and determine matters within the surveyors’ jurisdiction. It is not a general building contract.

The work being authorised

The award normally identifies the notifiable works and the documents on which the determination is based.

Time and manner

Surveyors can regulate how and when relevant work is carried out where that is necessary to resolve the dispute.

Protective measures

Depending on the project, the award may deal with access, temporary protection, weathering, sequencing, support and related practical matters.

What it should not try to do

An award should not become a substitute planning permission, redesign the building owner’s scheme or regulate every aspect of ordinary project management.

Short or long?

The level of detail should reflect the project. A simple award is not automatically weak, and a long award is not automatically better.
